Rental Application Process
The rental application must be filled out completely and accurately. A separate application is required from every adult living in the apartment. Incomplete applications will not be processed. Information must also be verifiable. If information given to us on the application cannot be checked out and verified, this is a valid basis for rejection. An application fee of $45 is required to be paid at the time the application is submitted to cover all associated fees with the approval process. This fee is non-refundable.

Photo ID
A photo ID is required from every adult that will be living in the apartment

Screening Service / Background Check 
Management uses the following resident screen service:

Studio apartments are allowed a max of 1 occupant
1 Bedroom apartments are allowed a max of 2 occupants
2 Bedroom apartments are allowed a max of 4 occupants (no more than 2 persons are allowed to be over 18)
Only those who have signed an application or been identified on the application / lease are allowed to reside in the apartment.

Minimum Income
Income must be equal to 2.5 times the amount of monthly rent for the apartment. Income must also be verifiable, reliable, and predictable. Lack of verifiable income or proof of approved housing assistance may be basis for rejection of your application.

Eviction Filings
Unlawful detainer or eviction case history will be checked. Eviction actions and unlawful detainer actions maybe be basis for rejection of your application.

Credit References
Bank and credit references will be checked. An adverse bank or credit reference or the absence of credit history may be basis for rejection of your application. Management uses the following credit reporting agency as part of the resident screening process:

Criminal History
Management will screen for criminal history as part of the above screening process. Criminal history may be basis for rejection of your application.

Lease & Other Forms to be Signed
Lease terms are for 12 months. 6 month leases are available for $50 extra. No month to month leases are available.
Approved applications will not be entitled to an apartment until all leases and associated forms / disclosures / agreements have been signed. In addition, all deposits and pro-rated rent is due prior to moving in.

Business Relationship
The relationship between a landlord and tenant is a business relationship. A courteous and business like attitude is required from both parties. We reserve the right to deny an apartment to anyone (or evict anyone) who is verbally abusive or disrespectful (to management, staff, or fellow tenants), swears, is argumentative, or in general displays a demeanor (at time of apartment showing or after move in) that causes management to believe we would not have a positive business relationship.
Crime-Free / Drug-Free Housing
Resident (including entire household) agrees to not engage in or tolerate any illegal activity including drug-related activity or premises (including inside any apartment) or near premises.  Resident (including entire household) agrees to not engage in or tolerate acts of violence or threats of violence, including but not limited to the unlawful possession or discharge of firearms or explosive materials, prostitution, property damage / theft, criminal street gang activity, intimidation, or any other breach of the rental agreement that otherwise jeopardizes the health, safety, or welfare of the landlord, staff, or fellow residents.

Safety / Peace Policy
Resident (including entire household) agrees to refrain from disrespect, verbal abuse, or intimidation of staff or fellow residents. Resident (including entire household) agrees to "keep the noise to a minimum" in the hallways and after 10pm out of respect to fellow residents. Resident (including entire household) agrees to NOT prop open security doors at any time and not NOT admit strangers through security doors at any time. Tress pass notices issued by management must be honored by residents. Resident (including entire household) understands that excessive police calls (1+) or complaints from fellow residents (1+) is grounds for eviction.

Parking Policy
As part of the "parking lot rules and regulations agreement", all residents agree to the following (including but not limited to): provide a valid parking permit displayed prominently in your car, only 1 car per apartment allowed in the lot, car must be registered to the signee of the lease (must display current tabs at all times), car must operational at all times, no snowbirds or recreational vehicle maintenance or guest parking allowed in the lot. Putnam Properties reserves the right to post notices 24 hours in advance requiring that all cars be removed from the lot for maintenance. Failure to abide by the above will result in the towing of the owner's car at the owner's expense. Rapid Recovery Towing can be reached at (612) 343-0022 and are located at 4360 Lyndale Ave in North Minneapolis MN. Reserved Off street parking is included for Minnehaha (garage $75/mo); $50/mo for Aldrich, Ridgewood, & Lyndale), $30/mo for Pillsbury, & Nicollet as well as Pleasant.

Rent Payments
Gas (heat) and water is included in monthly rent. Electric is NOT. Rent is due the 1st of the month. Any rent received after the 5th is considered late and subject to a late fee. Any rent not received in full and in a timely manner will be considered unpaid and subject to an unlawful detainer filed with Hennepin County and therefore subject to rent in full + late fees + any service process fees + any admin fees associated with this filing.

Pet Policy
Cats as well as dogs (under 35 lbs) are allowed. An additional fee ($250 non-refundable) plus additional $35 rent per month required. Max 2 pets per apartment.

Smoking policy
Smoking is allowed in buildings designated as smoking (NOT designated as SMOKE FREE). In SMOKE FREE buildings, smoking is limited to outside only in designated smoking areas (at the bottom of the back steps). This is a courtesy to others who do not smoke.

Damage Deposit
The damage deposit ($600 for 1 BR / $800 for 2 BR or 1 MONTH RENT dependant on credit) is retained in the event of damage (intentional or un-intentional) beyond normal wear and tear. The damage deposit will be returned in full if the apartment is damage free, thoroughly cleaned and in the same condition as rented (per the check-in sheet). Resident also agrees to payment in full of all late fees due, a 60 day written notice of move-out (prior to the 1st of the month), return of all keys, and a forwarding address as a condition of receiving the damage deposit back. Required repairs during or after termination of lease (not already noted on the check-in sheet or due to normal wear and tear) including fire / flood damage, doors, plumbing, cabinets or replaced keys are subject to additional fees + cost of material per fee schedule. An itemized distribution of security deposit will be provided on move-out.

Move Out Instructions
Upon written notice of move out, instructions will be sent for move out procedures. They include a thorough cleaning of the apartment (walls, baseboards, carpet / tile floors, closets, complete bathrooms, kitchen cabinets, all appliances, light fixtures, A/C filters, windows, storage units, remove of refuse, etc.), and all keys returned along with a return address. Please contact the office to schedule a final walk-through and complete check-out sheet. An itemized distribution of security deposit will be provided upon move-out.
